Mixed-Use Developments in Boulder
 

Mixed-use is a term that springs from the concept of “New Urbanism” (see www.newurbannews.com). This is a growing movement of architects, planners, and developers in reaction to the urban sprawl that has been the dominant method of development in the United States since the end of World War II. Mixed-use emphasizes a combination of uses in close proximity to one another intended to encourage walking, rather than driving. In Boulder, mixed-use means a combination of residential and commercial; the latter includes retail, office and light industrial uses.

At this point in time, there are nine mixed-use developments in Boulder. They are:
  • Twelve Maples: 0.56 acre at 2016 19th Street

  • East End: 0.39 acre at Pearl and 20th Streets

  • Owl Development: 0.32 acre at Pearl and 18th Streets

  • Steel Yards: 10.60 acres on 30th Street between Pearl and Valmont

  • Iron Flats: 1.91 acres at Spruce at 20th Streets

  • North End: 2.00 acres on 15th Street at Yarmouth)

  • Yarmouth Park: 2.00 acres on 14th Street at Yarmouth

  • North Boulder Village: 8.95 acres on North Broadway at Yarmouth

  • One Boulder Plaza: 3.10 acres on Canyon between Broadway and 14th Street


  • If the retail core of the Gunbarrel Community Center is considered one mixed-use development consisting of three contiguous parts; King Soopers / BP Station (5.4 acres), the Gunbarrel Shopping Center (6.0 acres), and O’Connor’s Gunbarrel Town Center (9.2 acres); it totals more than 20 acres bounded by Lookout, Spine and Gunpark Drive plus another two acres west of Spine Road. This makes it by far the largest mixed-use development in terms of acres in Boulder. But, it is also the most dense in terms of residential development as is shown in the table below.
